All materials and construction will be approved by the authorities in the Czech Republic and will have the relevant certificates and accreditations. The principle structure of the building will be a combination of prefabricated and monolithic concrete.
AIR CONDITIONING
The office accommodation will be served by a four-pipe fan coil air conditioning system designed to meet the following general design parameters:

MECHANICAL VENTILATION
There will be a 4-pipe fan coil air-conditioning system in the whole development allowing individual regulation. Fresh air will be pumped from the roof of the building and will be processed in the air handling units. It will be distributed into individual fan coil units where it will be mixed with re-circulating air from the offices. Fresh air supply will meet the standard requirements of an office with 50 m³ per hour per person and 70 m³ per hour per person for conference rooms.
ELECTRICAL SYSTEMS
Electrical Systems
There are 2 No 1,000 KVA transformers located in the 1st basement of Heroes House, serving both buildings. These are rated to cover all technological equipment, office power at 35W/m² office lighting at 15 W/m², and still have sufficient reserve to cater for any unusually high requirements for individual tenants.
All main risers, main and floor distribution boards are sized with 30% spare capacity, as an area in the riser, and as circuits in the distribution, to maintain this flexibility for future tenants. Each floor of Heroes House has two metered zones for tenant's small power consumption, with Park House having one metered zone per floor. The flexibility exists, however, to add additional meters if floors are further sub-divided.
UPS AND BACK-UP POWER SUPPLY
There is a Client UPS to protect all security and safety systems within the buildings, and a 108 KVA generator to protect this long term. For office computer protection, however, it is envisaged that individual tenants will provide their own UPS backup. Provision is made for the installation of a 500 KVA generator on the roof of Heroes House, which will be installed dependent upon tenant requirements. As per the electrical system description, sufficient spare capacity will exist in all risers, etc, to add backup services.
LIGHTING
Office areas ceiling mounted flush fluourescent fittings, with an appropriate illumination angle for the use of computers, electronic stabilizers (frequency 30kHz) and dimensioned to correspond with the grid of the suspended ceiling (600x600mm).
With the exception of certain decorative lighting, the lights will be installed in ceilings and will be provided to the following standards:

All lighting will be chosen not only on the basis of aesthetics, but also in respect of glare indexes, particularly for the comfort and well-being of those working on computers in the building.

Lighting Of Reception
Receptions, main circulation areas, lift lobbies, will be fitted with feature downlighters, wall mounted uplighters, and feature lighting on works of art and structural highlights.

A combination of wall mounted luminaries and pavement mounted recessed uplighters.
